Eligibility for Refund

A Customer is eligible for a full refund of fees paid if ALL of the following conditions are met:

The property was actively listed for sale through TexasBestListings.com for a continuous period of twelve (12) full months (365 days).

The property did not sell, go under contract, or otherwise transfer ownership during that listing period.

The Customer remained in full compliance with all listing requirements, including but not limited to:

Maintaining an active and uninterrupted listing status in the MLS (or applicable listing platform)

Not canceling, withdrawing, or pausing the listing at any time

Responding in a timely manner to buyer inquiries, showing requests, and offers

The property was listed at a reasonable market price, with any pricing changes made in good faith based on market conditions

The Customer did not engage in any actions that would materially impair the ability to sell the property, including:

Refusing reasonable showings  
Rejecting bona fide offers without consideration  
Misrepresenting the condition of the property  

All required documentation and verification requested by TexasBestListings.com is provided.

Refund Request Process

Refund requests must be submitted within 30 days following the end of the 12-month listing period.

The request must include:

Property address  
Listing ID (if applicable)  
Proof of continuous listing status  

TexasBestListings.com will verify eligibility within 10–15 business days.

Refund Issuance

Once approved, refunds will be issued in full using the original method of payment or an alternative agreed method.

Refunds will be processed within 10 business days after approval.

Exclusions

This guarantee does not apply if any of the following occur:

The property is removed from the market at any time during the 12-month period  

The listing agreement is terminated early for any reason  

The property goes under contract at any point (even if the transaction later fails to close)  

The Customer breaches any terms of service or listing agreement  

The property is transferred, rented, or otherwise disposed of outside the listing process

At TexasBestListings.com, we are committed to providing clear, transparent, and fair terms for all clients. By purchasing any of our services, you acknowledge and agree to the following refund policy:
 

1. MLS Listing Services (Flat Fee)

All payments for MLS listing services are non-refundable once the property has been submitted and listed on the Multiple Listing Service (MLS).

  • Once your property is active on the MLS, all sales are final

  • No refunds will be issued regardless of how long the property remains listed (days, weeks, or months)
     

2. Cancellation Prior to MLS Listing

If you request cancellation before your property has been listed on the MLS, you may be eligible for a refund, subject to:

  • A $75.00 administrative processing and verification fee

Refund eligibility is determined at the sole discretion of TexasBestListings.com after reviewing the status of your listing.
 

3. Additional Products & Add-On Services

Optional products and services—including but not limited to:

  • Advertising services

  • Lockboxes

  • Yard signs

  • Other physical or digital marketing add-ons

are non-refundable once they have been shipped, delivered, or initiated.
